What is CRACK FILLING?

What is Sealcoating?

The process of Sealcoating is where a liquid sealer is applied to the surface of asphalt for the purpose of protecting the surface as well as renewing the dark black color. Asphalt sealer works to protect your parking lot and driveway from oxidation, harmful UV rays from the sun and our penetrating Pacific Northwest rain. Sealcoating also provides a protective barrier against destructive chemicals, gasoline, diesel and oil spills. WHEN SHOULD I SEAL COAT THE SURFACE?

New asphalt should be allowed to fully cure before Sealcoating. This process typically takes around 90 days. The first Seal Coat for new pavement is the most important which is why it’s best to rely on reputable professionals with a proven track record. Ideally, the first application will go on after curing and before your pavement endures its first winter.

It is important to know that Sealcoating should only be performed during favorable weather conditions; dry, warm weather when the air and ground temperatures are both 60 degrees or above. It’s also important to monitor humidity and precipitation forecasts. A quality Seal Coat job should be allowed to cure for at least 24 hours. However, curing time can be reduced, if necessary, by the use of special additives and optimal weather conditions.
HOW OFTEN SHOULD YOU SEAL COAT?
It is possible to Seal Coat your parking lot or driveway too often. If too much sealer builds up, it can cause the sealant surface to crack and flake.
